The Pilgrim project construction phase rolls along. Foundation work is nearly complete. With the exception of a busted water pipe (already repaired), the foundation repair went pretty much according to schedule. Our contractor added 11 pressed pile piers (they added one additional at no charge) to bring the foundation back to level. We're expecting the engineer to certify the repair later on today.
Demolition started this week. In the video below Dan takes you for a quick tour of the newly demo'ed property and the pictures capture some of the before and after shots of the work which included removing the master bathroom shower surround, and sink, all kitchen fixtures, and the removal of the wall that separated the kitchen and dining room opening up the house.
One of the ideas we've wrestled with since the beginning of the project was whether we could add usable square footage to the property, and whether that would be worth the investment to do so. In the video below, you will see the conceptual design of a 300 sq ft addition on the back of the main house. We estimate this would cost us about $11K to include foundation, larger air conditioning unit, electrical, and all the other trades to build out the space. We've reached out to one of our realtor friends to run comps and see if there would be value in adding this square footage--stay tuned for the final word on that.
