We utilize the Buy, Rehab, Rent, Refinance, Repeat (BRRRR) strategy to purchase distressed properties and force value appreciation through high quality rehab and construction. Once improved, we rent properties out to high quality tenants with net positive monthly cashflow and then refinance in order to retrieve invested capital. Then we repeat the process. The end result is accelerated real estate portfolio and equity growth and strong cash on cash return on investment. We seek to maintain these properties for long-term ownership for favorable tax benefits and asset appreciation tied to growth of the vibrant city of San Antonio--the second fastest growing city in the country.
Buy - Purchase distressed small multi-family and single-family properties; utilize cash -- only buy properties "at clearance prices"
Rehab - Rehab properties to bring them back to market value; target acquisition + rehab cost = 75% After Repair Value
Rent - Rent properties to high quality tenants; earn a minimum of $200 monthly cash flow after all expenses are paid
Refinance - Refinance property into long-term mortgage at 75% loan to value; goal to retrieve 100% invested capital
Repeat - After refinance, asset owned with 25% equity, and capital available to deploy again
