The Pilgrim project construction phase has begun! What is expected to be an 8-week construction phase began today with the pounding sound of a jack hammer as foundation work began on Pilgrim. The property needs some minor foundation slab repair along the rear and right side of the property to bring it back to level. Our contractor started the job that will include placement of 10 push piers to lift the slab at the appropriate parts of the foundation. In order to do so, they will also demolish the rear concrete patio that the previous owner built an enclosed storage structure on top of. We had considered turning this into usable square footage but the necessary foundation and other repair work made this cost prohibitive. Assuming the budget will be able to withstand the hit, we're considering replacing the rear concrete patio with a deck.
It's also been an exciting couple weeks in terms of networking. In recent weeks we've made some connections with some seasoned investors through the BiggerPockets San Antonio Real Estate forum. The forum has been a great resource as we looked for recommendations and insight on insurance, home warranties, and the value of real estate licenses for investors. We also made contact with a few out of state real estate investors interested in the San Antonio market--I gave some broker recommendations as well as made some general contractor connections for Dan. We're excited about meeting one of the LA investors in San Antonio later this month and seeing where that relationship goes--stay tuned on that!
