The year is 2023 and 210 Holding Group has exceeded all expectations. What started as an idea, a 5-minute phone call, and a rough business plan written over 2 days during Christmas vacation 3 and half years ago has blossomed into a vibrant company, a tremendous partnership, and a source for inspiration to positively impact the lives of all we touch. In only 3 years, 210 Holding Group has earned $500,000 in real estate equity achieving the goal it had originally planned to achieve in 5 years. The company has developed systems and executed its small multi-family and single family home investment strategy exceptionally well. We are now preparing for our next phase of growth and entry into commercial multi-family property investment.
Three core principles have become the foundational guideposts and the fabric of the culture of 210 Holding Group.
Faith in the Team - Faith means there is sincere trust among all parts of the team to include the managing partners, investors, and other business associates of 210 Holding Group LLC. The partners, friends now for over 34 years dating back to high school, have only grown in respect and admiration for one another over the last three years of developing the business. The partners believe in one another and leverage each others unique strengths and talent to deliver on shared business objectives for the team. A core group of investors stepped out on faith, based on their personal relationships and trust in the managing partners, Dan and Mel. The gravity of this trust cannot be understated and it has had a grounding effect on the partners from day one. The team has made it core to execute in a transparent nature and act with the utmost integrity with our investors and other business associates. This has led to continued growth and access to other investors.
Excellence in Execution - Excellence has been a principle value for both Dan and Mel through out their professional careers and it has become the 210 Holding Group way. As a full service general contractor, Dan has always had a reputation for excellent work...pulling permits, adherence to code, using quality materials, and exceptional design are hallmarks of Dan's projects. For Mel, excellence was a core value he lived throughout his entire military career. This championship drive for excellence has continued for the team. As a result, 210 Holding Group has developed a reputation for excellence delivered through high quality standards, deliberate planning, and disciplined management and execution.
Aspire to Inspire - Aspire is the "hope or ambition of achieving something." At 210 Holding Group, aspiration has gone beyond simply achieving increased financial wealth for the partners and our investors. Now, being positive and transformative influences on our families, friends, and communities has become a driving influence for our business. Taking the lessons we have learned and passing hope and vision to as many people as we can engage is now a passion for the business.
Lead Acquisition - We have cultivated relationships with high quality brokers and wholesalers who are familiar with the our target properties and investment parameters. We have also acquired access to technology tools that have helped target and focus our efforts. We are so familiar with target neighborhoods, operating costs, and rehab estimates, we can filter through leads and analyze those with high potential in minutes versus hours. Our competence allows us to make offers quickly with high confidence to get properties at the right price.
Project Rehabs - Since every project is unique, we approach with the mindset as if we were building a custom home. The time period that the house was built in is important and taken into consideration when choosing building materials and methods. Dan's spent nearly 20 years in business seeking and building relationships with businesses, subcontractors, suppliers and vendors in order to utilize the latest building technology and receive the most favorable labor/material pricing possible. Project timelines, construction budgets and scopes of work are constantly reviewed in order to deliver the projects on time and on budget.
Portfolio Management - We are black belts in operating our portfolio. We are creative and nimble and can utilize many approaches to maximize cash flow returns from each of our properties. Although our investing decisions are based on conservative models with single families or tenants occupying units, we can and do execute alternative models if it increases revenue and we can mitigate down side risk. Depending on property location, we may offer short term rentals with focused target clients (such as travel nurses) or may rent out properties by the room (example might be property located near military base with targeted agreements to high quality military tenants).
Our financial execution is on point. We've built on initial longer term private capital investments and based on the stellar results in our first few years of execution, we have gained greater access to additional private capital investors which has enabled the funding of multiple concurrent projects and accelerated portfolio growth. Due to the relationships we have cultivated with a few local banking partners, our long-term refinance process is quick, predictable, and positive for all parties. Although we continue to execute against our BRRRR strategy with small multiple-family properties, we are actively looking to move to the next level. With an eye toward large scale multi-family properties, the team is in full preparation mode to begin creating the syndication business structure necessary to move to larger scale commercial real estate and a new relationship model where investor returns are tied tightly to project execution.
We are now looking beyond simply purchasing and rehabbing properties and growing the 210 Holding Group real estate portfolio. We have benefitted so greatly from other mentors and colleagues and have found sessions in which we could share knowledge from our experiences to be extremely fulfilling and energizing. The mentoring, educating, and inspiring of other investors and colleagues has become the next area of focus for the team. We are investigating how we properly serve the educational needs of other professionals who are interested in learning about our systems and approaches. Through this line of effort, we deliver hope, vision, and encouragement.
We have developed a vibrant social media following. Investors and colleagues love checking in on the progress of our projects. It has provided a way to keep investors informed while also building the track record of execution that has spawned new relationships with other investors as well as other community business relationships. Our social media platforms are consistently generating leads on investment opportunities and has helped facilitate mutual support and benefit to followers and colleagues.
